Villa Joie de Vivre is a newly reimagined four bedroom beachfront estate set directly on Baie Rouge Beach, one of the most exclusive and peaceful beaches in French Saint Martin. Surrounded by four acres of secure, landscaped gardens, this private villa offers an exceptional level of privacy while enjoying uninterrupted views of the Caribbean Sea and the island of Anguilla.

Blending Mediterranean-inspired architecture with fresh contemporary coastal design, the villa is fully air conditioned and styled in soft neutral tones, natural textures, and elegant modern finishes. The open plan living space includes a comfortable lounge, formal indoor dining area, and a fully equipped kitchen featuring stainless steel appliances, a wine fridge, and a dedicated coffee and espresso bar. Floor-to-ceiling glass doors open onto multiple covered terraces, perfect for outdoor dining, sunset cocktails, or relaxed afternoons overlooking the ocean.

The main house features three luxurious king-size bedrooms, each with a private balcony facing the sea, walk-in closets, in-room safes, and en suite bathrooms with double vanities and oversized showers. All bedrooms are fitted with Heavenly® Beds, premium linens, USB connections, and 110V and 220V outlets. One bedroom includes a sleeper sofa, and two bedrooms are equipped with desks.

Added in 2025, the fourth bedroom is a fully remodeled private cottage located approximately 150 feet from the main villa. This 500 square foot retreat offers a queen-size bed, full kitchen, en suite bathroom, and a living room with a sofa bed, making it ideal for a couple or small family. The front porch overlooks the Caribbean Sea, while the rear sun deck enjoys tranquil views across Simpson Bay.

One of the villa’s defining features is its direct private access to Baie Rouge Beach, allowing guests to enjoy calm waters, snorkeling, and sunbathing while maintaining complete privacy. After a swim, guests can return through the gated entrance to relax in the hot tub or unwind on the pool deck, centered around an 18 by 35 foot heated saltwater swimming pool. The outdoor area also includes double sun loungers, a shaded gazebo lounge, and a BBQ area with refrigerator and bathroom.

Villa Joie de Vivre is equipped with high speed wireless internet throughout the interior and exterior, a zoned Sonos sound system, smart TVs in all bedrooms and living spaces, board games, and a portable karaoke machine. Additional amenities include baby monitors and an on-site AED defibrillator.
