Terms & Conditions

These Terms & Conditions govern all bookings made with Fantasia Villas and form a legally binding agreement between Fantasia Villas ("the Company") and the guest ("the Client"). By confirming a reservation, the Client acknowledges that they have read, understood, and agreed to these Terms & Conditions.

Fantasia Villas acts as the provider and manager of villa accommodations and related services as specified in the booking confirmation. The booking contract becomes effective once the Company has received the required payment and issued written confirmation of the reservation.

1. The Client is responsible for ensuring that all members of their party comply with these Terms & Conditions throughout their stay.

All reservations are subject to availability and confirmation by Fantasia Villas. To secure a booking, a deposit or full payment may be required at the time of reservation, as specified during the booking process.

The balance payment must be received by the due date stated in the booking confirmation. Failure to make payments on time may result in the cancellation of the reservation, and applicable cancellation charges may apply.

Accepted payment methods include bank transfers, credit cards, and other approved payment solutions. Any bank fees, currency conversion charges, or transaction costs are the responsibility of the Client.

1. Fantasia Villas reserves the right to refuse, cancel, or amend any booking in the event of pricing errors, force majeure events, or circumstances beyond its reasonable control.

Any cancellation request must be submitted in writing by the Client. Cancellation fees will be applied according to the cancellation schedule outlined in the booking confirmation.

If the Client cancels after the applicable deadline, deposits and payments may be partially or fully non-refundable. No refunds will be provided for late arrivals, early departures, unused nights, or unused services.

Fantasia Villas strongly recommends that Clients obtain comprehensive travel insurance covering cancellation, medical emergencies, travel disruptions, and other unforeseen circumstances.

1. In exceptional circumstances, Fantasia Villas may, at its sole discretion, offer alternative travel dates, booking credits, or partial refunds.

Guests occupy and use the villa and its facilities at their own risk. Fantasia Villas shall not be liable for any injury, loss, damage, accident, delay, expense, or inconvenience suffered by the Client or any member of their party, except where required by applicable law.

The Company shall not be responsible for the loss, theft, or damage of personal belongings during the stay. Guests are encouraged to secure valuables and ensure that adequate insurance coverage is in place.

1. Fantasia Villas shall not be liable for interruptions or failures in services caused by events beyond its reasonable control, including but not limited to natural disasters, severe weather conditions, government actions, utility failures, labor disputes, or other force majeure events.

Guests agree to treat the villa, furnishings, equipment, and surrounding property with care and respect. The Client is responsible for any damage caused by members of their party during the stay and may be charged for repair, replacement, or additional cleaning costs.

Only the number of guests specified in the booking confirmation may occupy the property unless prior written approval has been obtained. Parties, events, commercial activities, or excessive noise are prohibited unless expressly authorized.

Guests must comply with all local laws, community regulations, and villa-specific rules provided before or during their stay. Any behavior that causes disturbance, damage, or safety concerns may result in immediate termination of the rental agreement without refund.

Check-in and check-out times must be respected unless alternative arrangements have been agreed upon in advance.

These Terms & Conditions shall be governed by and interpreted in accordance with the laws of the jurisdiction in which Fantasia Villas is registered and operates.

Any dispute arising from or relating to a booking, the accommodation services, or these Terms & Conditions shall first be addressed through good-faith negotiations between the parties. If a resolution cannot be reached, the dispute shall be submitted to the competent courts of the applicable jurisdiction.

If any provision of these Terms & Conditions is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.

By confirming a reservation, the Client acknowledges acceptance of these Booking Terms & Conditions and agrees to comply with all applicable requirements during their stay at Fantasia Villas.
