Luxury Villa Dubrovnik Amelie is a sophisticated seafront villa in Stikovica, one of Dubrovnik’s most exclusive residential areas. Set just 1 meter from the sea and 9 km from the center of Dubrovnik, this modern beachfront villa offers privacy, panoramic sea views, and direct access to the Adriatic.
The villa covers 700 m² of indoor living space on a 1,200 m² plot and is arranged across three floors, with an additional separate residential unit at the back of the property. Designed for up to 14 guests, it features 6 bedrooms, 6 en-suite bathrooms, and 1 guest toilet.
Inside, the villa combines high-design architecture with open spaces, glass walls, and refined details. The ground floor includes a spacious living room, dining area for 8 people, kitchen with Siemens appliances, home library, and bar. Two Minotti sofas and a Flos chandelier define the living space, while an elevator connects all floors.
The first floor includes two bedrooms with en-suite bathrooms finished in white Carrera marble. The second floor features three more bedrooms with en-suite bathrooms, including the master bedroom with a walk-in shower and a white Catalano bathtub overlooking the Dubrovnik archipelago.
Outside, the terrace features a private heated pool, jacuzzi, summer gazebo, dining area for 12 people, and stairs leading to a private sea plateau. The villa also includes a private beach for sunbathing, private boat mooring, private sea deck, and parking for 3 cars.
