The heated swimming pool is positioned on a raised terrace, enjoying spectacular open views. The garden features a pergola entwined with climbing roses, shading a large dining table for up to 14 guests, creating an inviting setting for outdoor meals while watching the sun set over the Umbrian hills. A well-equipped BBQ, a sofa, and several comfortable sun loungers are arranged throughout the garden for relaxation.

The guest house (166 sqm) sleeps 6 guests and includes a living/dining room with fireplace and panoramic window, a large fully equipped kitchen, and three bedrooms with three bathrooms. It also has its own gazebo with a table for six, perfect for al fresco breakfasts.

During low season, it is possible to rent either the main villa or the guest house separately, with the other remaining closed to ensure privacy.
